SFP assisted with PAPA Architects and a wider planning consultant team in achieving upward extensions to an existing commercial building within the London Borough of Enfield via recently introduced permitted development rights. Our Prior Approval Application was submitted under Class AA of the General Permitted Development Order (GPDO) which allows for provision of new dwelling houses on detached buildings in commercial or mixed use.

The site comprised of an existing brick built office building on the corner of Southbury Road and Baird Road constructed in the 1980s over four floors with associated access and undercroft car parking area. The proposed property development involved the erection of a two storey extension to existing offices to provide 17no. flats (Class C3) with associated works.  Our statement submitted with the prior approval application included evidence the site was in office use and including justification in relation to all the relevant criteria under Class AA of the GPDO.

We proved there was no reason to withhold prior approval and therefore received a positive determination in from the London Borough of Enfield for the proposals.
