Change of use – Clarendon Road

SF Planning, working with a wider consultant team and PAPA Architects are pleased to announce that it has secured a change of use of offices (B1a) to twenty-three residential (C3) flats at 25 Clarendon Road, Redhill. This permission was granted via the Town and Country Planning (General Permitted Development) (England) Order 2015 under Class O and paragraph W relating to prior approval. The Borough of Reigate and Banstead Borough Council as the local planning authority considered the information, including our justification statement, assessed the proposals and confirmed that prior approval was not required.

The existing right under ‘Class O’ of the GPDO to convert an office of unlimited size to residential will finish on 31st July 2021. From the 1st August 2021 onwards, a conversion under permitted development will have to be sought under the new ‘Class MA’ which has a maximum limit of 1,500sqm per building (see more detail under our previous article here.)

The era of converting large office buildings via permitted development is now coming to an end and it is fair to say the process has had it critics, but if done well, it can also be a driver for housing delivery and regenerating redundant office stock.
