Cotswold AONB Replacement Dwelling

This Cotswold AONB replacement dwelling demonstrates how positive re-development can benefit an entire neighbourhood.

When we first visited the site, the dwelling was a two-storey detached house, incongruously built from reconstituted stone. Located in the Cotswold village of Bibury, the site is in a conservation area and the Cotswold Area of Outstanding natural beauty (AONB). The existing building was of no architectural merit, in an area where most buildings are constructed from Cotswold stone.

Alongside Hayward Smart Architects, we orchestrated extensive pre-application engagement with Cotswold District Council’s Planning, and Conservation and Design Officers. We worked proactively with our clients through several reviews to the proposed designs of the replacement dwelling. As a result of this comprehensive process, we could specifically address the officers’ advice before submitting the application.

Subsequently, the scheme was approved under delegated powers by the planning officer. The result is this completed self-build, detached house.

Whilst being a contemporary design, the size, proportions and materials of the build benefit the character of the area to a far greater extent than the original. Our clients are naturally delighted with their new home, which has also enhanced its surroundings in this stunning Cotswold village.
