Local plan strategic site promotion and successful application

SF Planning Limited acted on behalf of Gloucestershire County Council Asset Management and Property Services and were involved in the site promotion work leading to a successful allocation in Cotswold’s new Local Plan. Appearance at the Local Plan Examination was carried out alongside community engagement.  A subsequent outline planning permission was recommended for approval, and subsequently granted permission for 67 dwellings.

OVERVIEW

SF Planning Limited on behalf of Gloucestershire County Council, the Applicant and landowner, were appointed to achieve a residential consent on land to the east of Evenload Road, Morton in the Marsh within Cotswold District. Our initial site promotion work through the Cotswold Local Plan Review and subsequent representations and attendance at hearings during the consultation process lead to the Inspector’s report in relation to the site concluding;

“Overall, I am satisfied that the site is in a suitable location, available, and could be developed in a way that would cause only limited harm which would be outweighed by the benefits that would arise from the provision of over 60 new homes”.

Following the local plan allocation, SFP was involved in early community engagement which included a series of consultations with the Town Council and residents, as well as pre-application discussions with the local authority, which fed into the final design and layout of the scheme for the planning application. We then appointed and led the wider consultant team in a successful outline planning application, which was granted by Cotswold District Council Planning Committee. The outline permission was for up to 67 dwellings with all matters reserved apart from vehicular access.
