Planning permission granted for a replacement dwelling in London Borough of Enfield.

This substantial replacement dwelling in Hadley Wood involved detailed work by our team, working alongside PAPA architects, as well as a network of other specialist consultants.

The site is adjacent to the green belt and consists of an existing detached building, a garden and swimming pool. Our clients sought permission to replace the building with a new larger dwelling, including a basement level.

In order to justify the demolition and replacement of the existing building our planning consultants developed a strategy that considered multiple elements.

A comprehensive set of reports were included with the planning application including:

  • Energy Strategy assessment
  • Residential Thermal Comfort Assessment
  • Basement Impact Assessment
  • Geotechnical Ground Investigation
  • Structural Report
  • SuDS Design Statement

These collectively provide evidence of the development’s compliance with sustainability, structural integrity, and environmental considerations in Enfield’s local plan as well as the London Plan. In addition, a detailed analysis of previous schemes on a similar scale, within the same street demonstrated that the principle of the development was acceptable. The scheme was granted planning permission via delegated powers at the first time of asking.

As a result, our clients can now begin work. Their new home will benefit from significantly reduced carbon emissions and has been specifically designed around their specific spacial activity and requirements.
