Residential redevelopment of a brownfield employment site in Cheltenham approved.

An outline application for the erection of 4 pairs of semi-detached dwellings in Cheltenham Trading Estate, on the corner of King Alfred Way and Haywards Road has been approved by officers at Cheltenham Borough Council.

The site measures 0.19 hectare and has been used as a scrapyard and associated storage of salvaged motor vehicle parts for many years by well-established owners Tim Fry Landrovers.

SF Planning Ltd successfully overcame a number of factors when dealing with this site including loss of employment land; design and layout; impact on neighbouring properties; access and highways; and trees and landscaping.

Furthermore, we had to bear in mind that an application for a residential scheme across a larger site had been refused by the Council 4 years ago.

It was successfully argued that the Council’s main employment policy which safeguards employment sites is out-of-date because the Council cannot demonstrate a 5 year housing land supply.  That, together with a comprehensive marketing of the site, overcame initial concerns from the Council’s policy team.

We also addressed the County Council’s original highways objection by demonstrating a reduction in daily vehicular movements as a result of the site’s redevelopment.
