Longhope Manor Listed Building Consent & Planning Approval
SF Planning has secured both planning permission and listed building consent for works at Longhope Manor. This prominent Grade II listed building is in Longhope, Forest of Dean.
The approvals provide certainty for a complex, heritage sensitive site. It resolves longstanding issues, ensuring the building can be preserved, while continuing to operate successfully.
Tackling complexity with a clear strategy
Longhope Manor is a large historic building with an extensive planning history and a long-established operational use as a care home. Back in 2014, extensive works were approved. However it came to light that, over time, several minor internal and external changes had been carried out. These needed to be regularised alongside later additions that detracted from the building’s architectural character.
Our role was to develop a clear strategy that achieved the following:
- regularised the position with the local authority,
- addressed heritage concerns, and
- avoided unnecessary or harmful interventions.
A key part of the scheme was the removal of an external fire escape staircase that had a negative impact on the building’s appearance. By reinstating an historic internal stair for fire safety purposes, we were able to demonstrate a solution that both met modern operational needs and enhanced the special qualities of the listed building.
Protecting heritage while supporting ongoing use
The approved scheme also regularises internal layout changes that improve resident accommodation and communal spaces, helping the building continue to function effectively in the long term. Importantly, these works safeguard the building’s heritage significance while supporting a viable and sustainable use.
The local authority agreed that the proposals would preserve and, in key respects, enhance the character of the listed building, and both elements of the application were granted.
