SF Planning success in London – Hat trick of permissions!

SF Planning are celebrating after recently securing planning permissions for 3 different schemes located across London. Read more about our successes below……

Fulham Road – London Borough of Hammersmith & Fulham

SF Planning Consultants and PAPA Architects have helped our private Client secure planning permission for nine new apartments on Fulham Road within the London Borough of Hammersmith and Fulham.

The proposals involve the alteration and extension to an existing commercial building including a part single and part two storey roof extension to provide three additional self-contained residential units and new roof terraces. The underutilised lower floors of the building will be converted from office (Class B1a) to residential (Class C3) to provide six flats.The strategy involved detailed pre-application discussions with Planning Officers prior to the submission of the application to clarify a number of matters including the lawful use of the lower floors of the existing building to ensure they could be lawfully converted utilising permitted development rights following a previously withdrawn scheme before our involvement. Following these positive discussions, three separate applications were submitted (one planning application and two Class O office to residential prior approval applications), all of which were approved without delay.

Officers agreed the proposed additional residential units would boost housing supply in accordance with the principles of the NPPF and the London Plan and the amendments to the various schemes ensured there was an overwhelming case for planning permission to be granted inside 8 weeks.

Queens Crescent – London Borough of Camden

SF Planning Consultants working with Buckmaster Batcup Architects and a private Client have achieved planning permission for the refurbishment, alteration and extension of an existing building on Queens Crescent in Belsize Park, to provide an additional three flats.

The scheme included the retention of ground floor commercial uses, enhancements to the façade, rear extensions and single storey roof extension to the building, providing a mix of units following successful pre-application discussions with the Planning and Design Officers at London Borough of Camden. The site is close to Chalk Farm Underground Station along with Kentish Town Overground Station and therefore a “car free” development was approved given the proximity to good local public transport links.

SF Planning helped ensure the scheme was approved before a local policy change in relation to affordable housing which could have rendered the development unviable.

 

Daffodil Gardens – London Borough of Redbridge 

SF Planning Consultants working with PAPA Architects have helped our developer Client secure consent on a brownfield site in Ilford, within the London Borough of Redbridge for a new build scheme of four dwellings.

Our Client owned the wider site and the area of land, which was the subject of the application, was an underutilised parking and amenity space for the existing flats. The site is within close proximity to Ilford Station which will be on the new Crossrail route (to be known as the Elizabeth line), providing much improved connections to Central London and the West End, which has helped boost housing supply within the wider area.

Pre-application discussions were positive and additional supporting information and justification was provided as part of the process, in relation to parking and the slight under provision of amenity space for the new units to ensure the application could be approved at the first time of asking under delegated powers by Officers.
